Why are design guidelines important for a new community?
Swell Woolgoolga’s Design Guidelines have been produced to help create a well-designed and sustainable new community and to protect your investment in your new home, without restricting your ability to create a unique home. To successfully deliver a first-class community, we require collaboration of all parties throughout the development and construction process. This will ensure a high standard of living is achieved. These guidelines apply in addition to, and not in lieu of, other statutory requirements and approvals.
A simple, stress-free approval process
All new landowners within Swell must seek design endorsement from the Design Assessment Panel (DAP) prior to seeking approval from the Coffs Harbour City Council, or a registered building certifier. It is essential that future residents and/or potential purchasers are committed to adopting these standards to promote and protect the character of the Swell community for the benefit of all residents.
Plans, elevations, colours and materials selection will require approval by the DAP, however, Coffs Harbour City Council will be the relevant authority for planning and building approvals.
The process is direct and simple, with a single point of email contact appointed to manage the process quickly and efficiently.
Submissions are assessed in the order in which they are received, and the assessment of your completed application should be completed within ten (10) business days.
What’s covered by the design guidelines?
The design guidelines are not strictly limited to create conformity of design by any means. On the contrary, a variety of materials and facade styles are encouraged to create varied, interesting and high-quality streetscapes.
The guidelines cover:
- landscaping materials (including a preference for local, native plant species)
- setbacks (protecting privacy and viewlines)
- exterior facade and roof materials (both for aesthetic and sustainability)
- fencing styles (for privacy and aesthetic)
- paint colours
- discrete placement of services like air-conditioning units or pool pumps.
A wide range exterior home materials, choice of colours, and styles will be allowed and most modern facades will already be compliant – the restrictions are generally only on materials and designs that are considered to potentially de-value surrounding properties like unpainted blockwork or a solid brick fence along a main street frontage.
