Construction update for new Coffs Coast land development
Homesites take shape at New Woolgoolga residential development
It’s always exciting to get an opportunity to visit the Swell development site and check on the progress at this new masterplanned community. The Mid North Coast winter weather turned on a beautiful bluebird day, and with such a fantastic location, nestled between the beaches and the nearby hinterland, a trip to explore this new address did not disappoint.
A couple of eager teens were kicking a ball at the Wiigulga Sports Complex next door while we set up the drone, and kids of all ages were cruising around the pump track. Already a vibrant community buzzing with activity, we cant wait to see this new Woopi address come to life when the first residents move in next year.
Stage 1 progress
You can see in the recent video below how much this property has progressed in recent months since commencement of civil works in late 2025.
A few unseasonably wet weather periods earlier in the year caused some rain delays, pushing back the program a little from the original timeline, but the onsite team are well on their way toward delivery of the first 30 homesites in late 2026.

What is the status of civil works?
Earthworks and retaining are now complete on Stage 1 land in The Retreat at Swell. Most internal Council services (ie sewer and drainage) are also now complete. In progress, or to be completed are internal roadworks, electrical and communications, external tie-ins and service connections, and landscaping.
With walkability such a key amenity feature for this new address, it’s amazing to see footpaths starting to appear throughout the release. Wide, level footpaths are now in place connecting these new properties to the adjoining Sports Complex and beyond. The path meandering through the central open space area between Stages 1 and 3 of The Retreat weaves through mature trees and past the feature yarning circle and will eventually connect to a new bus stop on Newmans Road.

You can also see below that roads have started to be formed, with kerbing and channeling in place, and road base down. Final asphalt on the first roads in The Retreat to be completed shortly. Forest View, the main connector road through The Retreat, has been formed all the way through to Newmans Road which is the entry point to the first land release for Swell.
The first 30 vacant lots are now at their finished construction levels, and you can see they are benched, level lots, with fenced rear boundaries – perfect for building on. If you’ve been considering building a new home on the Coffs Coast, now really is a great time to inspect the final land for sale in the first release of Swell.
